How does the scheme work?
Orchard & Shipman make the process of letting your property simple.
An experienced member of our property management team will visit your property to provide you with a rental valuation, the valuation given is the total payment you will receive from us each month. There are no additional legal fees to pay, no agency fees or ongoing monthly management fees.*
Long Term Leases from 3 Years Upwards
We offer 3, 5 or 10 year flexible leases.
You choose the term of the lease that suits your personal and financial requirements.
Ensuring your property meets minimum lettable standards
We may ask you to complete some works to your property before we are able to lease it from you, these works will be to ensure that your property meets the minimum lettable standard of the Local Authority, this may include for example the fitting of smoke alarms. For more information please speak to your dedicated Property Manager.
What do I need to provide as a Landlord?
There is some essential paperwork you will need to provide before Orchard & Shipman can place a tenant in your property, this includes; consent from your lender or freeholder and safety certificates. Your Property Manager will advise you of the specific requirements in advance.
Paying your rent regularly each month
Once Orchard & Shipman have confirmed that your property has met our minimum lettable standards and we have received the relevant paperwork we can begin our contract with you. You will receive your rent regularly each month and the payment is guaranteed 52 weeks of the year regardless of whether the property is tenanted or not.
