How does the Guaranteed Rental Scheme work?

Orchard & Shipman guarantee landlords a fixed rental income. Our local authority clients will nominate a tenant suitable to your property. Our dedicated team of skilled property managers oversee the complete end-to-end lettings and management process.

Our service includes ongoing tenant care, void periods, repair and maintenance. We work hard to make sure your property is carefully managed throughout the tenancy giving you complete peace of mind.

Step By Step

1.Consultation and Valuation
Our lettings expert will arrange a visit to your property, talk through our service and provide you with a valuation.

2. Service to Suit You
You can choose the term of the lease that suits your requirements allowing you to plan ahead with our guaranteed rental payments.

3. Property Inspection
Should any works be required to prepare your property we’ll let you know how best to meet the standards required for this scheme.

4. Legislation and Paperwork
Once you have provided all the required legal safety certification for your property and agreed our terms of business we can set a start date for the tenancy that suits you.

5. Selected Tenants
Our skilled property managers will secure a suitable tenant from our local council partners that best suit your property and arrange all the necessary move in paperwork and administration.

6. Ongoing Tenancy Management
Your dedicated property manager will manage the tenancy and act as your main point of contact throughout the term of your agreement with us.

7. Regular Guaranteed Fixed Rent
You will receive your rent regularly each month with payment being guaranteed regardless of whether the property is tenanted or not.

What are the benefits?

Orchard & Shipman make the process of letting your property simple.

An experienced member of our property management team will visit your property to provide you with a rental valuation, the valuation given is the total payment you will receive from us each month.  There are no additional legal fees to pay, no agency fees or ongoing monthly management fees.*

*Agency fees are 15% +VAT applicable on Housing Association Leasing Direct schemes (HALD scheme)

We offer 3, 5 or 10 year flexible leases.

You choose the term of the lease that suits your personal and financial requirements.

We may ask you to complete some works to your property before we are able to lease it from you, these works will be to ensure that your property meets the minimum lettable standard of the Local Authority, this may include for example the fitting of smoke alarms. For more information please speak to your dedicated Property Manager.

There is some essential paperwork you will need to provide before Orchard & Shipman can place a tenant in your property, this includes; building insurance and safety certificates.  Your Property Manager will advise you of the specific requirements in advance.

Once Orchard & Shipman have confirmed that your property has met our minimum lettable standards and we have received the relevant paperwork we can begin our contract with you.  You will receive your rent regularly each month and the payment is guaranteed 52 weeks of the year regardless of whether the property is tenanted or not.
