Our Landlord fees vary by service, as described below:


Local Authority Letting Direct Schemes - 18% of gross monthly rental amount

Fully Managed Service - 12.6% of gross monthly rent

Tenant Find Service - 9% (Based on 12 month gross rental amount)

Rent & Legal Guarantee - 3.6% of gross monthly rent 

Arrangement Fee  - £300

Renewal Fee - £120 

Maintenance Fees - 10% of gross invoice amount for works arranged

24/7 Out of hours service £5.20 per month

Inventory - dependent upon property size, from £50


Our Landlord Fees Cover:

  • Pre-marketing visit and recommendations

  • Advise on rental potential and agree rent level

  • Prepare property marketing materials including photos

  • Regulation check to ensure property meets current legislative requirements

  • Advertising property on internet portals and other local sites

  • Field and screen prospective applicant enquiries

  • Organise and conduct viewings

  • Handle down-payments

  • Manage deposit registration (where applicable) and accounting

  • Carry out property handover from landlord

  • Conduct move-in appointment with tenant

  • Conduct 7-day settling in call/visit

  • Provide repairs reporting/resolution

  • Organisation and supervision of property maintenance issues/repairs during tenancy

  • Provide 24-hour out of hours emergency repairs contact

  • Periodic inspections of property (1st at Month 3)

  • Services communications with C Tax and utilities companies

  • Manage rent collections and payments

  • Management of renewals

  • Manage move-outs/property vacations

  • End of tenancy deposit handling

  • 1st line complaint handling

  • Management of Rent Arrears / Breach of Tenancy/Anti-social behaviour

  • Serve NTQ / Section 21 Notices on behalf of landlord

  • Manage Legal Process & Evictions

  • Manage Dilapidations / Tenant Damage

  • Provide bespoke reporting as per landlord requirements

  • Handback to landlord when needed.

  • Deposit resolution with tenants



Tenant Fees:


£300 for 1st applicant, £180 for each subsequent applicant or guarantor

Our Tenant Fees Cover:

  • Conduct comprehensive tenant referencing process

  • Liaise with tenants to book move-in date when referencing confirmed as passed

  • Arrange guarantors in absence of satisfactory financial references

  • Prepare tenancy legal documentation and all paperwork

  • Take initial monies and ensure rent standing orders set up
